Marblehead sees 13 deed transfers in late summer, but only three sales disclose a price
Marblehead recorded 13 property deed transfers between Aug. 7 and Sept. 5, but only three disclosed a sale price: $675,000, $870,000 and $8,900,000, for a median of $870,000 among those three. The period's top transaction was 10 W Orchard St, Lot 12, which sold for $8,900,000 on Sept. 1 from Ian Hart to Stefanie Conahan. Eight of the 13 transfers moved property from an individual to a trust or entity bearing the same family name, a pattern consistent with estate planning rather than open-market sales, which limits what the price data can show about overall market conditions this period.
