Marblehead deed filings show wide price spread as trust transfers dominate July-August activity
Essex County recorded 14 Marblehead property deeds between July 17 and Aug. 15, but only five listed a sale price, ranging from $432,000 to $1,675,000 with a median of $1,043,500. The top sale was 1 Upland Road at $1,675,000, sold by Danielle Bulger to Eric Murphy Bloom. Seven of the 14 filings were same-owner transfers into a trust rather than sales to a new buyer, and eight referenced a specific lot or parcel number, pointing to a mix of subdivided and multi-unit properties. No street had more than one recorded transaction, and price data was too limited to characterize the market as strong or soft.
